Home Inspections and Warranties
Standard real estate sales contracts give the Buyer
the right to conduct several inspections of the
property. Most contracts specify a 17-day time limit for
inspections. If the inspection is not completed by this
date, the Buyer forfeits his right to the inspection.
Knowing what to expect ahead of time can save you time
and money!
Inspections:
Types of inspections that may be completed
- Home Inspection - In San Joaquin County
Buyers generally pay for a general home inspection.
The Seller may be asked to repair major appliances,
heating, plumbing, air-conditioning and electrical
systems, and keep them in working order until the
closing.
- Roof Inspection - The Seller may be asked
to provide a roof report and 2-year certification.
- Termite Inspection - The Seller may be
asked to provide the Buyer with a letter of
guarantee that the home is free of wood destroying
pests. This letter must be provided by a licensed
pest control company. The cost is usually around
$115. Any infestation would be corrected before
closing.
If you are concerned about inspection problems...
- Hire your own inspector - For about $350 you
can get a written report on the condition of your home.
- Sell the home "as is." - The Seller can
stipulate in the Sales Contract that the home is being
sold "as is." This usually requires the Seller to accept
a lower price on the property.
Warranties:
Guarantee the condition of your home
A home warranty is a form of short term insurance to
cover major appliances and systems. We recommend
warranties as an inexpensive way to make prospective
buyers feel comfortable with the condition of the
appliances, plumbing etc.
